Analysis of the Impact of China’s Housing Price Rise on the Per Capita Income Gap of the Province

Abstract: This article starts with the actual situation of the rising housing price and the regional income disparity in China, and discusses the intrinsic link between house prices and regional income disparities. On the basis of the differences in the accumulation of primitive capital between regions, and then theoretically further analyzed the aggravating effect of house prices on the regional income gap. Taking the sales price of residential commercial housing as the main explanatory variable and using the provincial panel data of 30 provinces and cities in China from 1998 to 2015,the impact of rising housing prices on the income gap was first tested using the POLS, fixed-effect model, and random effects model; The Moran’s I index measures the spatial effects of income gaps at the national and regional levels. Finally,the SAR model and the SEM model are introduced to empirically test the spatial effects of regional income gaps. The regression results suggest that there is a significant spatial effect in China’s regional income gap. Besides, rising housing prices will aggravate the income gap between regions in China.
