The Integrated Pricing Mechanism and Warrant of the Public Rental Housing Based on Inverse Distance Weighted

Abstract: To promote the scientific of pricing mechanism, based on Inverse Distance Weighted(IDW), the public rental housing adopted IDW and policy simulation model as its pricing model, meanwhile, took the difference such as areas and income as consideration. The simulation results has revealed that pricing model has certain features. The first is welfare,eligible housings will receive varying degrees of guarantees. The second is fairness, the pricing model has realized the differences of income and areas, the lower the income, the higher the supportability of people in high living costs will get.The third is motivating, the pricing model will motivate the people with high income quit the public rental housing willingly. The fourth is the sustainability of cost, through the cost balance of areas and income, the public rental housing will run sustainedly. The fifth is flexibility, the sustainability indexes in this pricing model would accept the large fluctuation of housing price and income. All above has shown this pricing model(IDM) of public rental housing is practical and scientific.
