The Double Threshold Effects of the Urbanization Process on Urban Land Use Efficiency

Abstract: In recent years, with the continuous progress of China’s urbanization, the urban construction land began rapidly expansion, land supply and demand contradiction, construction sites scattered layout, irrational structure, low utilization efficiency, have become increasingly prominent. Therefore, one important issue is to get maximum economic output at the cost of minimum investment in land in the construction of new urbanization. Based on Chinese city’s Panel Data from 2003 to 2012 and through the establishment of the dual threshold effect model, this paper studies the effect of urban scale on eco-efficiency, which is on the basis of the measure of the urban eco-efficiency. Findings show that, China’s overall urban land use efficiency is low, and showing a decreasing trend, and the urban land use efficiency has a significant difference in eastern, central and western areas. At present, the effect of urban rate on urban land use efficiency presents a remarkable interval effect and negative correlation, but the negative impact of urbanization on urban land use efficiency is rapidly increasing with the increasing urbanization rate. Also, industrial structure, the degree of open land market, land transactions price index and capital inputs per unit of land all influence the urban land use efficiency of urbanization in different ways.
